One Chuan Grove Is Official: 12 Things Buyers Should Know Before the February 2027 Launch
Chuan Grove now has a name: One Chuan Grove. With 1,056 homes, 1- to 5-bedroom units and a targeted February 2027 preview, here's my analysis of the 12 things buyers should understand before launch.

For months, I have been writing about this development simply as Chuan Grove.
We knew the land.
We knew Sing Holdings and Sunway Developments had secured the two adjoining Government Land Sales parcels.
We knew they had spent approximately $1.33 billion acquiring the combined site.
We knew the blended land rate worked out to approximately $1,355 psf ppr.
And we knew that a very substantial new residential development was coming to Lorong Chuan.
What we didn't know was what the developers would eventually call it.
Now we do.

One Chuan Grove.
And with the name has come a much clearer picture of what buyers can expect.
Based on the latest preliminary project information, One Chuan Grove is expected to comprise 1,056 residential units, with homes ranging from 1-bedroom to 5-bedroom configurations, together with seven retail shops and a childcare centre.
The current targeted preview date is:
13 February 2027
with booking targeted for:
27 February 2027.
These are preliminary target dates and may still change.
So rather than repeat everything I have already written about the Chuan Grove GLS sites, I want to do something different.
Now that Chuan Grove has become One Chuan Grove, what should buyers actually pay attention to?
Here are the 12 things I think matter most before the February 2027 launch.

1. Chuan Grove Finally Has A Name: One Chuan Grove
WHAT IS IT?
The two Chuan Grove GLS parcels that I have been writing about are coming together as:
One Chuan Grove.
This matters more than it may initially seem.
Until now, buyers searching online would have encountered various terms:
Chuan Grove
Chuan Grove GLS
Chuan Grove condo
Chuan Grove Residences
and now:
One Chuan Grove.
One Chuan Grove is the combined development being planned across the two adjoining Chuan Grove land parcels secured by Sing Holdings and Sunway Developments. Newer project information reflects a combined development of 1,056 homes.
SO WHAT?
The project is moving from being a land story into becoming a product story.
That's an important transition.
For the past year, much of my analysis has centred around:
land price,
developer breakeven,
Chuan Park,
Lorong Chuan demand,
and what future launch pricing could look like.
From this point onwards, the questions become much more specific.
What are the layouts?
Which stacks are better?
Which unit type offers the best entry quantum?
Which facing should buyers choose?
And eventually:
At what price does One Chuan Grove make sense?
That's where my analysis will increasingly focus between now and February.
2. Approximately 3 Minutes From Lorong Chuan MRT
One of One Chuan Grove's strongest attributes is something we already know today.
The MRT already exists.
Lorong Chuan MRT sits on the Circle Line.
That means buyers aren't purchasing a property based on a proposed MRT station that may arrive many years later.
The connectivity is already there.
Lorong Chuan also sits between two important interchange nodes:
Serangoon
and
Bishan.
From Lorong Chuan, both are just one Circle Line stop away.
This creates access towards the North East Line at Serangoon and the North South Line at Bishan.
SO WHAT?
When I evaluate a new launch, I distinguish between:
future infrastructure stories
and
infrastructure that buyers can use immediately.
One Chuan Grove falls into the second category.
The sales line is very simple:
MRT convenience today — not a future promise.
3. One Chuan Grove Sits Between Bishan And Serangoon
This is something I think buyers shouldn't underestimate.
One Chuan Grove isn't being inserted into an undeveloped neighbourhood where buyers have to wait years for amenities to appear.
Lorong Chuan already sits between two mature residential centres.
To one side:
Serangoon
with NEX and the Serangoon MRT interchange.
To the other:
Bishan
with Junction 8 and Bishan MRT interchange.
Closer to home, New Tech Park and its NTP+ lifestyle component add another layer of everyday amenities.
SO WHAT?
One Chuan Grove is a new development sitting within an established residential ecosystem.
That's different from buying into a completely new township.
My shorthand for it is:
New launch. Mature neighbourhood.
And for family buyers, I think that matters.
4. The Education Story Is Already Established
One Chuan Grove will naturally attract attention from family buyers.
The preliminary project information indicates four primary schools within the 1km vicinity:
CHIJ Our Lady of Good Counsel
Kuo Chuan Presbyterian Primary School
St Gabriel's Primary School
Yangzheng Primary School
Nanyang Junior College is also nearby.
As always, parents buying specifically for Primary 1 registration should verify the applicable home-school distance using the eventual registered unit address rather than relying purely on marketing material.
SO WHAT?
One Chuan Grove doesn't need to manufacture an education story.
The schools and family population already exist.
And this becomes important when we start thinking about who the eventual buyers of the 2-, 3- and 4-bedroom units may be.
5. There Is Another Education Story That Is Easy To Miss
Across the road sits the Australian International School.
The wider area also has access to institutions including Stamford American International School, Lycée Français de Singapour and St Joseph's Institution International.
I wouldn't buy One Chuan Grove purely because of this.
And I definitely wouldn't promise investors that an international school automatically guarantees tenants.
But I wouldn't ignore it either.
SO WHAT?
It potentially adds another source of rental demand beyond the traditional local family market.
So One Chuan Grove may eventually have two overlapping education-driven audiences:
local owner-occupier families
and
an international-school-related tenant pool.
That's an interesting combination.
6. Chuan Park Has Already Tested The Market For Us
This is where One Chuan Grove becomes particularly interesting.
Usually when I'm analysing a future launch, I have to make assumptions about whether buyers will accept the location and pricing.
Here, we already have a very useful live experiment nearby.
Chuan Park.
When Chuan Park launched in November 2024, it sold 696 of its 916 units during its launch weekend, or approximately 76%, at an average price of around $2,579 psf.
That was a very significant result.
And it told us something important.
Buyers were prepared to put serious money into a large new launch in Lorong Chuan.
SO WHAT?
One Chuan Grove isn't arriving in an untested micro-market.
Chuan Park has already demonstrated:
buyer awareness,
family demand,
and
acceptance of new-launch pricing in Lorong Chuan.
That doesn't guarantee One Chuan Grove will perform the same way.
Price still matters.
But the demand question is no longer entirely theoretical.
7. I Don't See Chuan Park Purely As Competition
Some buyers will naturally ask:
“Chris, isn't Chuan Park competition for One Chuan Grove?”
Of course it is.
But that's only half the story.
I also see Chuan Park as:
a price bridge.
Chuan Park established a new-launch benchmark for Lorong Chuan.
One Chuan Grove comes later.
And this is how property markets often evolve.
One project establishes a price.
The next launch tests the next price.
Then the market decides whether the new benchmark is justified.
SO WHAT?
By the time One Chuan Grove launches, buyers won't be asking:
“Can Lorong Chuan support a new launch?”
They'll be asking:
“How much more than Chuan Park should One Chuan Grove be worth?”
That's a much more useful question.
And it is one I intend to examine carefully once official One Chuan Grove pricing is released.

8. The Land Was Bought At Approximately $1,355 PSF PPR
This is probably the number long-time readers of my Chuan Grove articles will recognise immediately.
The first Chuan Grove parcel was secured for approximately:
$703.6 million
or around:
$1,376 psf ppr.
The second adjoining parcel was subsequently secured for approximately:
$623.9 million
or around:
$1,331 psf ppr.
Together, the developers spent approximately:
$1.33 billion
on the land.
On a blended basis, that works out to approximately:
$1,355 psf ppr.
SO WHAT?
Land cost isn't selling price.
There are still construction costs, professional fees, financing, marketing, taxes and the developer's required margin.
But land price gives us the starting point.
And I find One Chuan Grove's land basis particularly interesting because it gives us a benchmark against both:
what came before
and
what future developers may have to pay for land.
Which brings me to the next point.
9. One Chuan Grove Sits Between Yesterday's Price And Tomorrow's Replacement Cost
This is one of my favourite ways of looking at property.
Behind One Chuan Grove sits:
Chuan Park
which gives us a recent buyer-acceptance benchmark.
Under One Chuan Grove sits:
approximately $1,355 psf ppr of land cost.
And ahead of One Chuan Grove will eventually be future residential supply and future land-price discovery in the broader Chuan Grove/Lorong Chuan area.
SO WHAT?
This is why I don't want buyers looking only at One Chuan Grove's headline PSF when prices eventually come out.
I want to understand:
Where does that price sit in the sequence?
What did buyers pay previously?
What did the developer pay for land?
What might replacement land cost?
And what competing homes can buyers purchase for the same quantum?
My philosophy remains:
Don't just buy the PSF. Buy the price gap.
10. 1,056 Units Sounds Huge — But Size Can Be A Strength
This will probably become one of the most debated parts of One Chuan Grove.
1,056 units.
Some buyers will immediately say:
“Too many.”
I don't think it's that simple.
Singapore has seen a number of large developments build very active markets of their own.
Large projects can potentially create:
stronger project recognition,
more transaction activity,
more comparable evidence,
clearer price discovery,
and a deeper future buyer and seller pool.
The key word is:
potentially.
Being large doesn't automatically make a project successful.
The product still needs to be good.
The entry price still needs to make sense.
And when you eventually sell, having many units also means you may be competing with other owners.
SO WHAT?
I wouldn't reject One Chuan Grove because it has 1,056 homes.
In fact, if the project is well received, its size could help it become one of the recognisable condo markets in the Lorong Chuan/Serangoon area.
Big projects don't just have more units.
Successful ones can create their own market.
11. The Unit Mix Tells Me This Is Designed For More Than One Buyer Group
The preliminary One Chuan Grove unit sizes are already interesting.
1-Bedroom
Approximately 474 sq ft
2-Bedroom / 2-Bedroom + Study
Approximately 581–710 sq ft
3-Bedroom / 3-Bedroom Flexi
Approximately 807–1,001 sq ft
4-Bedroom
Approximately 1,076–1,356 sq ft
5-Bedroom
Approximately 1,561 sq ft
That gives One Chuan Grove a very broad product ladder.
Singles.
Couples.
Investors.
Young families.
HDB upgraders.
Existing condo owners.
Larger families.
Potentially multi-generational buyers.
SO WHAT?
Different unit types create different future buyer pools.
And that's important in a 1,056-unit development.
Personally, I'm going to pay particularly close attention to the 3-bedroom category.
Why?
Because the 807–1,001 sq ft range potentially puts it right in the middle of the family and upgrader market.
But size alone isn't enough.
I want to see:
layouts,
bathroom count,
kitchen configuration,
balcony efficiency,
storage,
study flexibility,
and eventually the price gap between each layout.
That is where the real unit-selection analysis will begin.
12. I Like What I See — But I'm Not Ready To Call One Chuan Grove A Buy
This may be the most important point in the article.
We now know considerably more about One Chuan Grove.
I like:
the MRT proximity,
the mature neighbourhood,
the education ecosystem,
the scale,
the broad unit mix,
the combined site,
the land-cost story,
and the demand evidence from Chuan Park.
But that does not automatically mean:
“Buy One Chuan Grove.”
There are still three things I need.
1. THE SITE PLAN
Where are the blocks?
What are the distances between them?
Where are the facilities?
Which stacks face internally?
Which face landed homes?
Which face roads?
What are the afternoon-sun considerations?
This matters.
2. THE FLOOR PLANS
A 1,001 sq ft 3-bedroom can be excellent.
Or inefficient.
The square footage alone doesn't tell me.
I need to see how the space has actually been designed.
3. THE PRICE
This is the biggest one.
A good project can become a poor purchase at the wrong price.
And an overlooked unit can become very interesting at the right price.
So my position today is:
One Chuan Grove has my attention.
But the real analysis starts when I can put:
STACK + FLOOR PLAN + PRICE
together.
That's when we stop analysing the project.
And start analysing the actual units worth buying.
One Chuan Grove: What I'll Be Watching Between Now And February 2027
From now until the targeted February preview, I'll be watching several things closely.
The official site plan.
Official floor plans.
Exact unit distribution.
Stack orientation.
Facility placement.
Pricing.
Price gaps between layouts.
Price gaps between floors.
Price gaps between stacks.
Chuan Park's remaining units and transactions.
Nearby resale prices.
And any new land-price discovery around Lorong Chuan.
Because ultimately, I don't want to answer:
“Is One Chuan Grove a good project?”
That's too broad.
I want to answer:
“At this price, which One Chuan Grove unit gives me the best risk-reward?”
That's much more useful.
One Chuan Grove And My Earlier Chuan Grove Analysis

For the past year, Chuan Grove was mainly interesting to me because of the land.
Two adjoining GLS parcels.
Same developers.
Approximately $1.33 billion combined land cost.
Approximately $1,355 psf ppr.
More than 1,000 future homes.
Today, the story has moved forward.
Chuan Grove is now One Chuan Grove.
And we're getting closer to the point where buyers will need to make actual decisions.
Which bedroom type?
Which layout?
Which stack?
Which floor?
What price?
And perhaps most importantly:
How does One Chuan Grove compare with what else I can buy for the same money?
That's where my next few articles will focus.
Because I already know enough to say that One Chuan Grove is going to be an important Lorong Chuan launch.
What I don't know yet is:
Where the developer will leave value on the table.
That's what I'll be looking for.
