Singapore at 61: A Reflection on Home, Opportunity and Why I Still Believe in the Singapore Dream

As Singapore celebrates another National Day, I've found myself reflecting on something that has shaped not just my career, but the lives of almost every Singaporean family.
Housing.
For the past 20 years, I've had the privilege of walking alongside families through one of the biggest decisions they'll ever make—buying, selling and upgrading their homes.
And the more I think about it, the more I realise that property in Singapore has never been just about bricks and mortar.
It's been one of our nation's greatest social policies.
Over the past three decades, we've witnessed an incredible evolution.
We've seen the growth of BTOs that gave young couples an affordable start in life.
We've seen Executive Condominiums bridge the gap between public and private housing.
We've seen mature HDB estates transform through upgrading programmes.
We've seen entire towns like Punggol, Tengah and now the Greater Southern Waterfront rise from vision into reality.
We've seen new MRT lines completely redefine where people want to live.
Most importantly, we've seen millions of Singaporeans build wealth through home ownership.
That isn't something we should ever take for granted.
Not many countries in the world can say that over 80% of their population owns the home they live in.
Even fewer can say that for many families, their first HDB flat became the foundation upon which they upgraded to a condominium, a landed home, or accumulated enough wealth to enjoy a more secure retirement.
I've been fortunate to witness these journeys firsthand.
I've seen young couples nervously collecting the keys to their first four-room flat.
Years later, I've helped some of those very same families upgrade into private property as their careers progressed and their children grew.
More recently, I've sat with retirees as they right-sized into homes better suited for the next stage of life—unlocking decades of housing equity to fund their retirement, travel the world and spend more time with their grandchildren.
Every one of those stories reminds me that a home is never just a financial asset.
It's where children take their first steps.
Where parents celebrate birthdays.
Where families gather every Chinese New Year.
Where life's biggest moments quietly unfold.
Over the years, many people have asked me what "Asset Progression" really means.
To me, it has never been about chasing the next expensive property.
It has never been about buying for the sake of buying.
Asset progression is about helping families make better decisions at every stage of life.
Sometimes that means upgrading.
Sometimes it means holding on.
Sometimes it means right-sizing.
The best property decision isn't always the one that makes you the most money.
It's the one that puts your family in the strongest position for the future.
That philosophy has guided every client conversation I've had.
And it continues to inspire the way I lead my team today.
As someone who graduated from NUS Real Estate and has spent my entire professional life in this industry, I feel incredibly grateful to play even a small role in Singapore's housing story.
I've watched neighbourhoods evolve.
I've seen policies adapt to changing market conditions.
I've learnt that behind every policy announcement is a much bigger purpose—to keep home ownership accessible while ensuring our property market remains stable and sustainable for generations to come.
No housing system is perfect.
Every policy brings debate.
Every cycle presents new challenges.
But when I step back and look at the bigger picture, I remain deeply appreciative of what Singapore has achieved.
We've built more than homes.
We've built communities.
We've created opportunities for ordinary families to accumulate wealth responsibly.
We've given generations of Singaporeans something incredibly precious—a place they can truly call home.
As we celebrate National Day, I want to say thank you.
To the planners who thought decades ahead.
To the policymakers who continually refine our housing system.
To every family who trusted me to be part of their property journey.
And to my wonderful clients and teammates who remind me every day that this profession is about people, not properties.
